The Charge Off/Claims Specialist is primarily responsible for 1) identifying, calculating and preparing charge off amounts on portfolio loans according to company policy and procedures and 2) processing foreclosure claims in accordance to investor, insurer and government guidelines. Accuracy and timeliness is critical to reduce or avoid monetary losses to the company.
PRINCIPLE DUTIES AND RESPONSIBILITIES:
:Identifies portfolio loans requiring a charge down of principal according to company policy and procedures; including reo properties, delinquent loans, loans at time of foreclosure sale, and any other loans directed by management. Orders a fair market value and calculates the appropriate charge down amount. Prepares approval sheets for management approval and once signed, distributes copies to appropriate parties. Tracks all charge downs and reasons on spreadsheet and provides data monthly or when needed to management.
:Files claims and conveyances with various investors as well as FHA, VA, and MI companies on completed foreclosures. Requires organization, meeting tight timeframes and accuracy in accounting for acceptable reimbursement of funds. Responsible for accurate claim filing to ensure A+ rated audit results; thereby reducing the risk of large monetary penalties to the company.
:Processes incoming funds from claims to the loan system and executes accounting entries to write off expenses. Tracks losses by loan type and investor for management reporting. Ensures all funds are received, files supplemental claims if necessary and closes out the file.
:Receives, prepares and pays invoices related to foreclosure expenses such as attorney fees and costs, inspection fees, property preservations costs and more. Helps to maintain payee records.
KNOWLEDGE, SKILLS and ABILITIES:
:Basic accounting and math skills
:PC skills to include MS Excel and Word programs
:Detailed oriented, highly organized and able to conduct tenacious follow:up
:Must be able to adapt to a multi:task environment and work well under pressure
:Ability to communicate effectively and professionally to gain information from individuals/customers by asking appropriate questions
:Prefer experience or knowledge of FHA, VA, FHLMC, FNMA and private investor foreclosure guidelines
:Prefer general knowledge of legal documentation and procedural steps to advance the foreclosure processThis level of knowledge is normally acquired through completion of high school and 3 years minimum experience in a collection or foreclosure department.
