The Pre:Foreclosure Review Specialist creates an electronic Pre:foreclosure review file which contains required mortgage loan documents (in some cases the original loan documents, not copies) that are required by the Bank's foreclosure attorneys to start the foreclosure process. These files are reviewed by the Supervising Manager in the Pre:foreclosure review process for each mortgage loan that is scheduled to be referred to the Foreclosure Department. In addition, the Pre:Foreclosure Review Specialist manages the Breach Letter Process to ensure each applicable borrower with a default on their home loan receives a breach letter. The Specialist also creates and orders other required letters that must be issued as part of the default servicing process. When original loan documents are required, the Specialist orders these documents from the custodian, or, if held by the bank, retrieves these documents internally.
:Creates pre:foreclosure files that include mortgage loan documents, copies of in:house servicing documents, copies of communications to the borrower, and other documentation, including any required investor, and/or insurer documentation.
:Creates and issues other required letters and notifications including manually created breach letters, state required letters, and letters/documentation required by the investors and insures as they relate to the pre:foreclosure process.
:Analyze collection and loss mitigation activity to determine sufficiency and adequacy of efforts to resolve the delinquency and to ensure compliance with Regulatory and investor guidelines. If the servicing effort is not satisfactory, the file is rejected from foreclosure by the processor and sent to the appropriate area with instructions to cure the insufficiency.
:Orders and maintains original loan documents needed for the foreclosure process.
:Analyze chain of title to determine if BOK has standing to foreclosure.
:Must have a working knowledge of the Pre:Foreclosure Review process
:Must be fully knowledgeable of and familiar with each primary mortgage loan document including variations of such
:Must be familiar other loan documents including, but not limited to quit claim deeds, assignments, death certificates, assumption documents, certificates particular to specific loan types, etc
:High level of research skills needed to obtain required documents
:Must have excellent word, excel, adobe, Fiserv, File Net, and scanning skills
:Must be highly accurate to ensure documents created and reviewed such as breach letters are 100 accurate in wording and dollar amount calculations
:Must have a high level of documentation skills as each task in the Pre:foreclosure process must be accurately documented and retained in multiple storage locations
:Must be flexible and highly receptive to change as mortgage servicing guidelines are updated and changed frequently
:Must be able to work in a fast paced environment with deadlines while keeping an acceptable level of accuracyThis level of knowledge is normally acquired through completion of a 2 year business associates degree or an equivalent of 5 years working in a relevant mortgage related field.
