The Payoff Specialist II is someone who has extesive knowledge in the payoff department processes and is primarily responsible for: (1) providing payoff information to our customers (2) removing the lien of our mortgage by recording a release within the legal time frame; orders a high volume of payoff statements daily and mails or faxes them. Payoff department staff are crossed trained to support each other in all duties.
:Orders payoff statements from the system upon written request. Faxes or mails statement to the requesting party. Mails computer produced notices to the customer and insurers. Sends requests for original documents to Document Custodian. Locates missing original documents or loan files and forwards to appropriate personnel for release of lien based on state.
:Closes our the mortgage loan file, which includes logging in receipt of original documents, prepares and sends release of lien to recording district or title company and logs in actions; returns Loan Guaranty Certificates to VA Regional office; Researches and resolves items appearing on payoff tracking system aging report.
:Responsible for ordering checks for the releases based on state and county requirements.
:Research and resolve title problems which affect our ability to release our lien or cloud the priority of our security interest.
:Research and correct rejected FHA Mortgage Insurance Termination requests.
:Research and resolve items appearing on paid in full exception reports.
:Process requests for partial releases on mortgage which involve making an informed decision on the resulting loan to value ratio. Determines if investor approval is required and if funds are needed to reduce any associated risk.
:Working knowledge of loan documentation
:Working knowledge of basic closing procedures
:Ability to type 45 WPM and good 10 key by touch
:Working knowledge PC and wordprocessing and spreadsheet application software
:Excellent customer services skills
:Excellent verbal and written communication skillsThis level of knowledge is normally acquired through completion of High School and 5:7 years related experience.
