The Foreclosure Claims Specialist is responsible for filing investor and private mortgage insurance claims on foreclosed loans; ensures that timelines are followed for reimbursement of claims; processes claim funds received and ensures proper accounting of all final settlements and write off of losses; reviews processes for improvement in efficiency and accuracy.
PRINCIPLE DUTIES AND RESPONSIBILITIES:
:Files conveyances and claims to all investors and insurers after foreclosure sales for reimbursement of foreclosure, loss mitigation and bankruptcy expenses; ensuring all claims are filed within required timeframes to avoid losses.
:Receives and credits claim funds to appropriate loans and finalizes claims process by writing off non:claimable losses and clearing various balances on loans.
:Coordinates evictions with the attorney office, local law enforcement and property preservation companies; coordinates property preservation and maintenance on vacant properties; coordinates "sale ready" conveyances on bank owned properties.
:Participates in research required on post:foreclosure audits from investors and insurers; handles demand letters from HUD; requests reimbursement on property preservation billings which could include filing appeals; notifies investors of foreclosure sales; ensures EDI reporting is accurate to investors and insurers.
:Provides reports to BOK that tracks BOK loans as well as other investors; notifies investor accounting department of Sheriff's sales to ensure accurate reporting.
KNOWLEDGE, SKILLS and ABILITIES:
:Basic knowledge of each state's foreclosure laws
:Knowledge of investor and insurer's guidelines including FNMA, FHLMC, BOk, FHA, VA, and RHS for filing claims, delinquent reporting, property maintenance and attorney's fee schedule for each state
:Knowledge of mortgage loan documents
:Basic knowledge of legal terminology
:Knowledge of Fair Debt Collection Act
:Ability to balance credits and debits and account for expenses from foreclosure and bankruptcy
:Excellent math skills
:Excellent interpersonal, oral and written communication skillsThis level of knowledge is normally acquired through completion of an Associate's Degree in a business related field and 3:4 years experience in default servicing; or 6:7 years of equivalent work related experience.
